It’s been another long, hot summer in WA, with bushfires again running rampant. Considering ninety per cent of WA is classified as bushfire prone, we need to do all we can to safeguard lives and property against this ever-present threat.

The good news is that the construction industry is poised to play a major role, with the WA Government recently ramping up its building permit and planning approval legislation. As of 8 April 2016, all houses in specified bushfire prone areas will be required to undertake mandatory BAL (Bushfire Attack Level) assessments to gain approval.

1. What is the new legislation?

As of 8 April 2016, construction projects taking place in bushfire prone land will be required to undertake a BAL Assessment by a qualified consultant.

2. Why is the assessment needed?

To help better protect lives and property by improving the ability of buildings to withstand attack from bushfires.

3. What is a BAL Assessment?

The measurement of a building’s potential exposure to ember attack, radiant heat and direct flame contact. As part of the assessment, a BAL Certificate will be issued, which outlines the severity of bushfire threat and any construction requirements to minimise the risk.

4. What is a Bushfire Compliance Certificate?

Certification that the development has been carried out in accordance with the BAL Certificate requirements.

5. How can BAL Assessments Australia help?

Before construction begins, an accredited assessor from BAL Assessments Australia will visit your site and carry out a full bushfire assessment (which takes about 30 to 45 minutes). A BAL Certificate will be issued the following day, which will outline the steps needed to ensure your project is 100% compliant.
